Clermont's typical home value rose $64 to $427,392 in September, its first monthly gain since May 2024, Zillow says. Still down 1.6% in a year, and rents fell.

The typical Clermont home gained value in September for the first time in more than two years.

Zillow’s Home Value Index put it at $427,392, up $64 from August. That is a rounding error in dollar terms. But it ends a run of 27 straight monthly declines that began after the city’s peak of $455,866 in May 2024. The figures come from the Zillow Home Value Index city series, published by Zillow Research.

Over a full year, values are still lower. The typical home is worth $7,129 (1.6%) less than in September 2025, when the index stood at $434,521. It sits $28,474, or 6.2%, below the 2024 peak.

What it means for you

  • Buyers: prices have stopped sliding, at least for now. The typical home costs about $7,100 less than a year ago, a modest cushion, not a bargain.
  • Sellers: values are still 19.4% above September 2021 ($357,858) and about 79% above September 2016 ($238,300). Most owners who bought before 2021 remain well ahead.
  • Renters: asking rents fell in Clermont but rose sharply in Minneola (see below).
  • Your tax bill is based on the Lake County Property Appraiser’s value, not Zillow’s. Our property tax guide explains how it is set.

One month does not make a turn. Zillow’s index is a smoothed, seasonally adjusted estimate for the middle third of homes, whether or not they sold. It is not a median sale price. Zillow also revises earlier months: it now puts Clermont’s August value at $427,328, not the $428,604 it first published. A later revision could erase September’s small gain.

Rents are moving the other way, but not in Clermont

The Zillow Observed Rent Index put Clermont’s typical asking rent at $2,013 a month in September. That is down 0.9% from $2,031 in August and down 1.4% from $2,041 a year earlier.

Nearby, the picture is mixed:

Builders are still busy

New homes keep coming. The Census Bureau’s Building Permits Survey shows Clermont issued permits for 84 housing units in August, 80 of them single-family homes. Permits count homes authorized, not started, and the bureau revises them later.
