Clermont covers about 21 square miles of hills and lakes in south Lake County, according to the city limits Lake County publishes. Two highways cross in the middle of it: U.S. 27, running north and south, and State Road 50, running east and west. The city’s 2026 draft comprehensive plan uses them to divide Clermont into four quadrants. The historic downtown sits in the Northwest Quadrant on Lake Minneola; the plan says the other three grew mostly after 2000, as subdivisions and planned unit developments.
Three things trip up newcomers:
- A Clermont address is not always in Clermont. In the area we studied, Lake County’s address data lists about 20,900 address points with Clermont mailing addresses near the city that are in unincorporated Lake County, against about 28,500 inside the city.
- ZIP codes do not follow city lines. Inside the city, 77% of address points are ZIP 34711, 13% are 34714, 6% are 34715 and 4% are 34787.
- School zones do not follow city lines either. Clermont addresses are zoned for three different high schools, two of them in Minneola and Groveland.
What this means for you
- Check the parcel, not the mailing address, with the Lake County Property Appraiser to see whether a home pays city taxes and gets city services.
- Check the school zone by address with Lake County Schools, 352-253-6500.
- ZIP code home values are broad: 34711 alone covers most of the city.

How we built this
The areas come from the City of Clermont’s 2026 draft comprehensive plan, which divides the city into quadrants along U.S. 27 and State Road 50 and names downtown, Lincoln Park, Clermont Heights, Kings Ridge, Waterbrooke and Wellness Way; from Lake County’s subdivision plat records, which give their boundaries; and from OpenStreetMap, which names Sawgrass Bay as a place. We drew the quadrant lines along the two highways in Lake County’s street centerlines and inside the city limits Lake County publishes. Each address point in Lake County’s address layer was matched to its area, its ZIP code and Lake County Schools’ 2025 grade-level attendance zones on Oct. 8, 2026. Distances are measured on the OpenStreetMap road network. Map data © OpenStreetMap contributors and Lake County GIS. We name no individual subdivision unless the city, the county or OpenStreetMap names it as a place.
