Downtown is Clermont’s original town grid on the south shore of Lake Minneola. The city’s 2026 draft comprehensive plan calls it “the cultural and civic hub of the city,” a compact mixed-use district west of U.S. 27 and north of State Road 50, with Montrose Street as its commercial spine from Lake Avenue to Eighth Street. City Hall is at 685 W. Montrose St.

Where it is

This page follows the land the city’s future land use map labels Downtown Mixed Use, about 75 acres, as published in Lake County’s city land use layer. It runs roughly from State Road 50 north to Minneola Avenue, between 12th Street on the west and West Avenue and Lake Avenue on the east, with Montrose, DeSoto and Juniata streets crossing it. Lake County’s address data puts 550 address points inside it, all in the City of Clermont.

ZIP code: 34711 for every address.

The city adopted its Downtown-Waterfront Master Plan in 2015. The city says it has more than 30 projects, including streetscapes, trails and parks, worth $22 million and paid for with Lake County’s infrastructure sales tax, not property taxes. The downtown Community Redevelopment Agency dates from May 27, 1997. The 2026 draft plan names three downtown “opportunity sites” for more housing and shops: an art walk off Montrose Street running to the lakefront, the mile-long lakefront itself and the State Road 50 entry at Eighth Street. The draft is still under public review on the city’s comprehensive plan update page.
