The Northeast Quadrant is the part of Clermont north of State Road 50 and east of U.S. 27, one of the four quadrants the city’s 2026 draft comprehensive plan draws along the two highways. It runs from the Florida Citrus Tower, built in 1956, east past South Lake Hospital and the National Training Center to Lake-Sumter State College’s South Lake campus on Hancock Road. The plan describes the quadrants outside downtown as “largely characterized by suburban residential expansion” since 2000.

What this means for you

Part of our Clermont neighborhoods guide.

Where it is

The quadrant covers the city land between U.S. 27 and the city’s eastern limits, north of State Road 50, up to the Minneola line. Lake County’s address data puts 6,648 address points in it, all inside the City of Clermont.

ZIP codes: 34711 for 75% of addresses and 34715 for 25%. ZIP 34715 also covers Minneola, so the ZIP code alone does not tell you which city a home is in.

The draft plan picks two “opportunity sites” here. One imagines a town center around the Citrus Tower “at the busy intersection of US27 and a major east-west artery,” with a new, mostly single-family neighborhood around Lake Charles to the south. The other, near Hancock Road and State Road 50, pairs Lake-Sumter State College’s goal of “a 24/7 village with dormitories” with shops, restaurants and lodging. Both are proposals in a draft under public review on the city’s comprehensive plan update page.

Schools

How the quadrant’s address points fall in Lake County Schools’ 2025 attendance zone layer, with each school’s 2026 grade from the Florida Department of Education.

Level School Share of addresses 2026 grade
Elementary Grassy Lake Elementary, 13636 Education Ave., Minneola (report card) 35% A (65%)
Elementary and middle (K-8) Aurelia M. Cole Academy, 301 East Ave. (report card) 33% B (64%)
Elementary and middle (K-8) Minneola Horizon Academy (report card) 32% A (66%)
Middle East Ridge Middle, 13201 Excalibur Road (with Grassy Lake) (report card) 35% A (72%)
High Lake Minneola High, 101 N. Hancock Road, Minneola (report card) 100% B (63%)

Minneola Horizon Academy has no 2025 grade in the state’s file. Because the quadrant is split between three elementary zones, check an address with Lake County Schools, 352-253-6500, before you enroll. More in our schools guide.

Home values

The typical home value was $428,094 in ZIP 34711 and $458,038 in ZIP 34715 in August 2026, according to the Zillow Home Value Index. That is down 2.1% and 2.7% from August 2025. The index is a modeled typical value for the middle third of homes, not a sale price, and each figure covers its whole ZIP code, inside and outside the city. The citywide Clermont figure was $428,604, down 2.3% on the year. More in our home prices guide.

Parks and trails

Lake County’s parks layer lists no city park inside the quadrant; McKinley Park, 801 Bloxam Ave., is just west of U.S. 27. The city’s trails page says the South Lake Trail reaches the National Training Center, South Lake Hospital, Lake-Sumter State College and the Cooper Memorial Library, all in this quadrant, and the Special Olympics Florida campus by the Hancock Extension Trail. Homeowners’ associations

The draft plan says many established neighborhoods, “particularly in the Northeast and Southeast Quadrants,” are “governed by homeowners’ associations and restrictive covenants.” Ask for a property’s governing documents and fees before you buy.

How we drew this area

The quadrant lines follow U.S. 27 and State Road 50 as drawn in Lake County’s street centerlines, inside the city limits Lake County publishes. Address counts, ZIP codes and school shares come from Lake County address points, matched to Lake County Schools’ 2025 grade-level attendance layer on Oct. 8, 2026.
