Wellness Way, Clermont: homes, schools, parks and commute

Wellness Way is the master-planned district on Clermont’s southern edge. The city’s 2026 draft comprehensive plan describes it as about 15,000 acres in southern Lake County along the Orange County line, planned to draw “high-wage industries” such as health care, sports medicine and research and to reach a target of 1.25 jobs for every home. Much of it is outside the city. This page covers the city’s part, south of Hartwood Marsh Road, where Lake County’s plat records show the Wellness Ridge subdivisions recorded from 2023 to 2026.

Where it is

The area runs south from Hartwood Marsh Road, mostly east of U.S. 27, to the city’s southern limits, with Hancock Road and the Wellness Way road itself leading east toward the Orange County line. Lake County’s address data puts 5,818 address points in the city land here.

ZIP codes: 34714 for 63% of addresses, 34711 for 25% and 34787 for 11%. ZIP 34787 is mainly an Orange County ZIP code, which Zillow lists under Winter Garden.

The plats recorded so far, from Lake County’s subdivision layer:

• Wellness Ridge, phases 1-A (2023), 1-B (2024), 2 and 3 (2025), and 4 and 6 (2026), with lots numbered up to 1,749.
• Sanctuary at Wellness Ridge, phase 1 (2026), lots 1 to 342.
• Reflections at Olympus, phases 1A and 1C (2026).

The draft plan proposes a “higher density town center” where the district meets U.S. 27, “immediately across Wellness Way from the Olympus apartment complex,” with townhouses, apartments, homes and shops around a central park. Its policies call for open space linked “to Lake Louisa State Park and Orange County” and for utility distribution lines in new development to be buried. The typical home value was $409,760 in ZIP 34714 in August 2026, down 2.5% from $420,116 in August 2025, according to the Zillow Home Value Index. ZIP 34711 was $428,094 and ZIP 34787 $570,875. The index is a modeled typical value for the middle third of homes, not a sale price, and each figure covers its whole ZIP code, most of it outside this area. Lake County’s 2025 final millage sheet shows a Wellness Way MSTU of 0.4585 mills, a county levy that applies to unincorporated Wellness Way and four City of Clermont tax districts. In those city districts the combined 2025 rate was 17.1351 mills, against 16.6766 in the city’s other districts. The county proposed 0.1454 mills for the MSTU in 2026. • Turnpike: exit 278, Minneola and North Hancock Road, about 11.2 miles; exit 272, State Road 50, about 12.1 miles.
• City Hall: about 9.1 miles.
• Airport: about 37.9 miles to Orlando International Airport.
