The Southeast Quadrant is the part of Clermont south of State Road 50 and east of U.S. 27, one of four quadrants in the city’s 2026 draft comprehensive plan. The plan describes it, with the Northeast and Southwest quadrants, as “largely characterized by suburban residential expansion” since 2000. Its subdivisions line Johns Lake Road, Hancock Road and Hartwood Marsh Road, and East Ridge High and Middle, Lost Lake Elementary and Windy Hill Middle are all inside it. The plan calls established neighborhoods in the Northeast and Southeast quadrants “relatively stable” and “unlikely to experience significant infill or redevelopment.”

Where it is

The quadrant runs from U.S. 27 east to the city’s limits near the Orange County line, and from State Road 50 south to Hartwood Marsh Road. Three places inside it have their own pages: Kings Ridge, Waterbrooke and the Wellness Way area south of Hartwood Marsh Road. The figures on this page cover the rest: 6,460 Lake County address points, all inside the city.

ZIP codes: 34711 for 93% of addresses and 34787 for 7%. ZIP 34787 is mainly an Orange County ZIP code, which Zillow lists under Winter Garden, so a Clermont home near the county line can carry it.

The draft plan names one “opportunity site” here: a neighborhood center off Hooks Street at the edge of the Three Sisters and Lake Wilma wetland, with apartments in small buildings and shops on the ground floor, as “an alternative to the large multi-family complexes nearby.” It is a proposal in a draft under public review on the city’s comprehensive plan update page.

How we drew this area

The quadrant lines follow U.S. 27 and State Road 50 as drawn in Lake County’s street centerlines, inside the city limits Lake County publishes. Kings Ridge, Waterbrooke and the city land south of Hartwood Marsh Road are taken out. Address counts, ZIP codes and school shares come from Lake County address points, matched to Lake County Schools’ 2025 grade-level attendance layer on Oct. 8, 2026. A small zone the layer labels “East Middle,” 5% of addresses, is counted as East Ridge Middle. Store locations and road distances use © OpenStreetMap contributors.
